New data on housing, Part Five, Montgomery Perspective, August 21, 2026 Link Comment by Gordie Brenne of MCTL: Rent control change is in the wind due to multi-family housing collapse. See below for how the Council voted against moderating controls established in DC, and went hard left against development. These six Council members are the obstacles to economic development. How will that block change with the next election? Three moderates will turnover, as will two hard liners, but one of them is running for CE. Can Friedson push through changes before he leaves in December?
A particularly fateful vote occurred on an amendment that would have established a date certain for exemption of new construction, just as D.C.’s law has. Council Members Gabe Albornoz, Marilyn Balcombe, Andrew Friedson, Evan Glass and Dawn Luedtke voted yes while Council Members Natali Fani-Gonzalez, Will Jawando, Sidney Katz, Kristin Mink, Kate Stewart and Laurie-Anne Sayles voted no. County planning staff are now recommending such a change because of the county’s collapse of multifamily building permits.

CM Jawando moved to divert $34 million of HVAC work to increase teachers salaries. They now make $116K on average for 10 months work, compared to $95K for Fairfax teachers. "For fiscal year 2027, MCPS only received $122.6 million to address that yearly maintenance, according to Thursday’s presentation."

Bike riders did the math on County's bike lanes, Montgomery Community Media, August 19, 2026 Link This is what a seasoned bike rider since 1975 says: “The lanes simply raised the level of anger county drivers express at us, and I do not blame them,” Scott wrote. “Empty bike lanes are really lousy PR for cyclists.”
This is what the state DOT says about unused bike lanes: "Asked directly why individual bike lane projects don’t connect into full routes, Johnson pointed to jurisdiction and funding rather than design. “It is important to note that some of the bikeway projects you mentioned, such as Old Georgetown Road, are state projects,” said Emily DeTitta, communications manager for MCDOT. “MCDOT is working to build out the county’s network every year, and work is based on funding allocation.” This is what Gordie Brenne says: empty bike lanes in Silver Spring are the result of magical thinking. Same will be true for the Purple Line.

County leaders look for options as budgets get tighter, Maryland Matters, August 14, 2026 Link Comment by Gordie Brenne of MCTL: Amen to quote below. The state is considering letting local governments tax restaurants and other land uses (read data centers). But, what they should be considering is devolution of property tax assessments to local governments, as is done in 48 other states (only Montana is goofy enough to do what we do at the state level. We would immediately get back the 10% haircut the state takes off the top of our property taxes ($200 million) and would get more efficient appraisals than the cost basis doofus drive by appraisals by state assessors whom we 90% subsidize already. A better interface between our county Dept of Permit Services to the appraisal function for occupancy permits and > $100K improvements that are supposed to trigger reassessments, could boost property tax revenues by hundreds of millions.
“What we’re struggling with now is a state government that continually pushes down their liabilities and responsibilities to us, and that’s what’s going to break us,” said Talbot County Finance Director Martha Sparks. “Those things that we don’t have any control over: blueprint, additional costs for SDAT [the State Department of Assessments and Taxation], teachers’ pensions. That’s what the state needs to do to give us relief, not other options to raise revenue to pay their bills. ”

And the money spent on the bike lanes along Old Georgetown Rd and now no maintenance. The green paint is chipping miserably and there are bollards strewn along the road. It is a bollard graveyard. Still no or poor signage and car drivers still are confused about when they can use the bike lanes to turn right. And I am still waiting to see any bicyclists. In the entire life of these bicycle lanes I think I've seen three bicyclists.

Data Center backlash is really about abundance, AEI, August 5, 2026 Link Comment by Gordie Brenne of MCTL: Very thoughtful analysis with solid data to illustrate. The current policy debate has allowed conflation of AI job worries with data center building concerns. The fact that electricians and plumbers get most of the new data center jobs has been lost. I listened to representatives of these trades testify before our county council leading for their jobs. They were ignored by politicians who have their thumbs stuck up in the wind. Author gets it right with the closing comment: "Data centers do impose real, concentrated local burdens requiring policies in response. Moratoria deliver none of these policies while forfeiting large economic benefits. It is certain that data centers will continue to be built—somewhere. The backlash in some communities has the diagnosis backward, and the remedy does more harm than the disease.

Should MoCo honor Anthony Fauci? Montgomery Perspective, August 5, 2026 Link Comment by Gordie Brenne of MCTL: Well at least Glenn is suggesting employers on the Pike be asked their opinion. I for one am sick and tired of hearing politicians say they know best for maintaining MoCo "values". Yikes, now we have a "hero" designation for a bureaucrat who supported some questionable political decisions that remain quite controversial based on science and public policy objectives. Those of us in the local government public policy trenches who have seen our low-income student academic proficiency obliterated, costly local HHS waste for inefficient and ineffective health strategies that feed our enormous structural deficit, and appreciate a private business in Rockville that competed and beat NIH at genome sequencing are scratching our heads (Craig Venter Institute, JCVI). It's one thing to believe in an alternate universe, and another thing to make your neighbors adopt your fantasy.

Another tax hike? Montgomery Perspective, August 3, 2026 Link How Gordie Brenne of MCTL would fix "the legacy of nearly twenty years of economic stagnation." He recommends trims to capital budget for county and MCPS including buses, defer incinerator changes, and accelerate excess school capacity. Both will also reduce operating costs increases. That's the easy stuff. Fact is next year-FY 28 is a bridge year as shown in Adam's analysis, budget breathing room improves in FY29-32. By then we should begin to see more increases as a result of economic development if we select the right new County Executive. Otherwise expect continued tax base deterioration as the outlook then looks even worse than the Finance projection. That would require taking a big bath next year by cutting payrolls in jobs that do the least to achieve strategic objectives. Of course for the county that would require having a strategic plan, and that's job one next year. Starting with overhead and then weighing services with low productivity that can be improved with better management, technology, and new business models.

County schools show model improvement in state reading and math testing, Bethesda Magazine, July 29, 2026 Link Comment by Gordie Brenne of MCTL: Looking at the wrong measures. To move the needle, FARMs students must improve rapidly since they are 44.5% of all our kids. For English in 2026 they improved to 37% from 35%, and for math to 16.9% from 15.4%. Anyone want to celebrate that? The MCPS goals for 2030 are a 50% improvement from 2025, or 52.5% ELA , and 23.1% math. Pathetic but still a stretch. This will only happen if individual school improvement plans are formalized and accountability is established at the school level. Management 101.

Opinion: Our primaries make the case for ranked choice voting, Bethesda Magazine, July 13, 2026 Link Comment by Gordie Brenne of MCTL: Former staffer misses the point. Maryland may have to go to court to fight for $20M in annual relief for electric customers, Maryland Matters, July 11, 2026 Link
Comment by Gordie Brenne of MCTL: Baloney. We and other states participate in the grid because power production is regulated. That allows regulated auctions for the power we must import from Pennsylvania because we stupidly have policies that create a supply deficit by favoring unreliable green energy over natural gas and nuclear power. Maryland doesn't deserve a free regulatory ride. One day, maybe in 5 years the grid will no longer be necessary when power is generated on demand at the point of consumption using hydrogen. In the meantime pay for regulated imports, or change policies to become energy independent and optimize FERC and PJM.

Our reflections on the Democratic primaries in DC and Maryland, GGWashington, July 11, 2026 Link Comment by Gordie Brenne of MCTL: Dan Reed is trying to stir the pot by arguing against single family homes again. If we want more affordable housing we must increase supply by creating more jobs and lowering building costs with regulatory reform, like allowing cheap natural gas to compete with electrical appliances. Dan is not an economist, mere words aren't a substitute.

City government is the latest proving ground for socialist politics, Governing, July 10, 2026 Link Comment by Gordie Brenne of MCTL: Defunding the police, building more subsidized housing, and putting teachers in charge of school management are short term ideas that work until anarchy takes over, and income generators flee. Boiling the frog slowly since the great depression may have increased gated communities, and private school tuition for some frogs, but it didn't help low income residents get a job. MoCo vs the Region in 2025: Total employment, Montgomery Perspective, July 10, 2026 Link Comment by Gordie Brenne of MCTL: Makes me sick to look at. Little job growth in 20 years? Fairfax and Howard, our two benchmarks outperformed us. So did PG County. What's up with Alexandria- did they reject No Va policies, get invaded by Mars, or ...? But, even they did better than us last year. We've basically flatlined since 2001, lost ground in the lock down and haven't recovered. Two big takeaways: County Executive leadership matters. Doug Duncan did a fine job and his successors have not. In June 9 testimony about jobs creation, basically faster permitting was the only solution. Nothing about lower taxes, better recruiting and retention, less government and non-profit jobs, or more commercial jobs with big employers who are multipliers. Is the ZT just a political stunt ahead of the primaries or productive? Find out when CM Friedson's committee takes up the ZTA on July 13 @ 1:30.

Only 5% of Maryland commuters use transit. Most funding goes there. Baltimore Sun's Spotlight on Maryland, July 10, 2026 Link "Maryland’s transportation trust fund collects and spends roughly $5 billion a year to pay for roads, public transit, airports, ports and other transportation programs. State data shows 75.1% of Maryland commuters either drive alone or carpool (66.4% drive alone and 8.7% carpool). But highways receive a significantly smaller share of trust fund spending than public transit, even though 5% of commuters use transit." Comment by Gordie Brenne of MCTL: Combine low use with 90-95% public subsidy of costs and you've got a policy loser. It is time to rethink public transit in light of telework, job flex time trends, and public preference for personal transportation. Smaller, more frequent buses, running on major corridors where there's no train service. Gaps will exist, but nothing like the $850 million structural deficit. Once the Purple Line belly flops and becomes a giant hole for endless poor public operating subsidies, stealing money from schools, public safety and HHS, the problem will be very visible.

Why engage in fraud when there's easy pickings with sole source procurement awards, bad contracts not tied to performance, no work standards, no incentives to be efficient, no strategic plan to reach more eligible residents with government services? These are the necessary ingredients of good government and should be the gold standard.

At this point our tax dollars are being spent on an expensive pissing contest. We need to revisit the public financing law to lower the amount of money being thrown at the candidates. It is way too much. I don't think this is what the public financing law intended. I remember thinking it was a really good idea at the time, but now, not so much.
